Service provider
The website operates under the brand “Oltrarno Collection”, used as a commercial name for the promotion and management of bookings.
Tourist rental contracts are concluded directly with the respective property owners.
The units are managed as follows:

Bookings and communications are managed by the respective subjects indicated above, each for their own unit.

Subject of the service
The service consists of booking tourist accommodations located in Florence for short-term stays.
Booking and payment
The booking is confirmed upon payment according to the selected rate conditions.
Payment may be collected directly by the property owner.
The payment recipient will be specified in the booking confirmation.
Payment, cancellation and penalty conditions are defined in the selected rate and form an integral part of the booking.
Booking system
Bookings made through the website are handled via online booking systems managed by third-party providers.
Any malfunctions or payment errors attributable to such providers are not the responsibility of the property owner.
Tourist tax
The tourist tax, if applicable, is not included in the price and must be paid according to local regulations.
Check-in and check-out
Check-in is available from 3:00 PM.
Check-out must be completed by 10:00 AM.
Any different arrangements must be agreed in advance.
In case of unauthorized late check-out, a penalty of up to €200 may be applied, without prejudice to further damages, starting from 30 minutes after the scheduled time.
Guest registration and access
In accordance with applicable law (art. 109 TULPS), guests must provide identification details of all occupants before arrival.
Failure to provide required documents may result in:
inability to access the accommodation
delay in receiving access instructions
cancellation of the booking without refund
Access instructions (e.g. codes or keys) are provided only after completion of the registration process.
Guest obligations
Guests agree to:
respect the number of people indicated in the booking
not host undeclared additional guests
not organize parties or events
use the property with care
respect civil and condominium rules
In case of violation, the owner reserves the right to terminate the stay without refund.
Liability
The owner of the unit shall not be held responsible for disruptions or malfunctions not directly attributable to them, including:
internet interruptions
sudden technical failures
utility outages
force majeure events
Damages
Guests are responsible for any damage caused to the property, furniture or systems.
Such damages may be charged even after the stay using the payment details provided at booking.
Cleaning
Cleaning fees are indicated separately in the booking details.
The accommodation must be left in decent condition. Additional charges may apply otherwise.

In accordance with EU Regulation 2016/679 (GDPR), personal data will be processed exclusively for purposes related to booking and stay.
Applicable law and jurisdiction
This contract is governed by Italian law.
The Court of Florence shall have exclusive jurisdiction.
