TERMS AND CONDITIONS OF SALE

Service Provider
This website operates under the “Oltrarno Collection” brand, used as a trade name for the promotion and management of bookings.

Tourist rental agreements are concluded directly with the respective property owners.

The units are managed as follows:
- Flower House: Daniele Pratesi – VAT No. 05000880483
- Due Strade Apartment: Tommaso Pratesi – VAT No. 06503080480
- Jungle Apartment: privately owned property, managed by Dolcevita Holiday S.r.l. – VAT No. 12489150966, as appointed property manager under mandate

Dolcevita Holiday S.r.l. operates exclusively as property manager for Jungle Apartment, with responsibility for operational management and collection of payments on behalf of the owner, and is not a party to the tourist rental agreement.

Bookings and communications are handled by the respective subjects listed above, each for their own unit.

Service Description
The service consists of booking short-term tourist accommodations located in Florence.

Booking and Payment Terms
The booking is considered confirmed upon payment according to the conditions of the selected rate.

Payment may be collected directly by the property owner or, limited to Jungle Apartment, by Dolcevita Holiday S.r.l., acting as appointed manager authorized to collect payments on behalf of the owner.

The billing entity will be specified in the booking confirmation.

Payment, cancellation and penalty conditions are specified in the selected rate at the time of booking and form an integral part of the agreement.

Tourist Tax
The tourist tax, if applicable, is not included in the price and must be paid in accordance with local regulations.

Check-in and Check-out
Check-in is available from 3:00 PM.
Check-out must be completed by 10:00 AM.

Any different arrangements must be agreed in advance.

In case of unauthorized late check-out, a penalty of up to €200 may be applied, without prejudice to any greater damage, starting from 30 minutes after the scheduled check-out time.

Guest Obligations
The guest agrees to:
- respect the number of guests indicated in the booking
- not host undeclared additional guests
- not organize parties or events
- use the property with care and in compliance with civil and condominium rules

Liability
The owner or manager of each unit shall not be held liable for any disruptions or malfunctions not directly attributable to them, including but not limited to:
- internet service interruptions
- unexpected technical failures
- force majeure events

Damages
Guests are responsible for any damage caused to the property, furnishings or systems.
Such damages may be charged even after the stay.

Cleaning
Cleaning fees are indicated separately in the booking details.
The property must be left in a reasonably clean condition.

Privacy
The data controller is Tommaso Pratesi – VAT No. 06503080480.

In accordance with EU Regulation 2016/679 (GDPR), personal data will be processed exclusively for purposes related to the booking and the stay.

Governing Law and Jurisdiction
This contract is governed by Italian law.
Any dispute shall fall under the jurisdiction of the Court of Florence.
